More than anywhere else we work, a Brossard deck question turns out to be a pool question.
Brossard has a high share of in-ground and above-ground pools. A deck that touches one is not simply a deck near water: it becomes part of the enclosure, and the railing, the gate and the clear zone around the edge all have to be designed in from the beginning rather than added afterwards.
Quebec’s residential pool safety regulation now applies to every residential pool. Owners whose pools lost their acquired rights have until 30 September 2027 to comply. A pool deck built today should already meet those rules — not need reworking a year before the deadline.
The older lettered sectors are 1960s and 1970s homes with mature trees and grades that have long since settled. The DIX30 and REM side is newer construction on tighter lots with far less shade. They ask for different things from a deck, starting with how hot the surface gets in July.
Brossard sits on the same St. Lawrence clay as the rest of the South Shore, and a pool adds water to it. Footings go below the frost line and bear on stable ground — near a pool that matters more, not less, because the deck is carrying people at the edge of a drop.

Brossard handles residential deck permits by form, and a pool carries a permit of its own on top of the deck.
